A Balanced Market Emerges as Summer Winds Down
As summer fun gives way to back-to-school routines, the Central Denver market is revealing its own contrasts. While today’s pace may feel like a buyer’s market compared to the pandemic frenzy, the data actually suggests that the market is finding its balance
Last month, inventory and days on market continued to climb, while buyer activity in the form of homes under contract and closed transactions dipped slightly. Even with active listing inventory up 32% compared to this time last year, prices have remained mostly stable, as shown below.
With more options to choose from and days on market sitting 50% higher than July 2024, buyers are taking their time to decide and make offers. The market is highly segmented, varying by price point and neighborhood. Well-priced, move-in-ready homes still attract buyer interest, with some receiving multiple offers—even after sitting on the market for a month or more.
