Move-In Ready & Why It’s Key to Know Where You Stand

I've been walking through homes with buyers for a long time, but even before that, I was exploring renovations through my own projects and home builds. Having purchased both types of homes, a few in need of extensive updates, and some that wereclose to “move-in ready,” I’ve learned that both can work, depending on your current lifestyle and goals. When it comes to my clients, before we even get to what move-in ready means, there’s a more fundamental question worth asking: do you actually want a move-in ready home?

It Starts With Knowing What You Actually Want

Some buyers do want what they would consider a move-in-ready home. They want to hand over the keys, start unpacking, and get on with their lives. No contractors, no decisions, no dust. That's a completely valid priority, and for the right buyer, it's worth every penny of the premium that comes with it.

But others — and there are more of them than you'd think — actually prefer a home with some runway. Maybe they have strong aesthetic opinions and want to put their own stamp on a space. Maybe they see opportunity in a home that's been well maintained but not recently updated. Maybe they're willing to take on a project in exchange for a better location or more square footage than their budget would otherwise allow. That's also a completely valid approach, and with the right guidance, it can be a smart one.

Neither path is wrong, and honestly? It's perfectly okay if your answer changes as your search evolves. I've watched plenty of buyers start out convinced they only want turnkey and slowly warm up to the idea of a project once they see what their budget can unlock — and just as many who came in open to renovation and quickly realized they had neither the bandwidth nor the appetite for it once they got real about their lives. The search has a way of clarifying things. That's part of what it's for.

What Move-In Ready Actually Means

Once you've decided that yes, turnkey is your priority, the next question is: what does that actually look like for you?

Because move-in ready means something genuinely different to each family across every price point. At some budgets, it means the systems work, nothing is actively broken, and you won't be calling a contractor the week you get your keys. At higher price points, move-in ready can mean something closer to: I would live here exactly as it is. The finishes are current, the kitchen doesn't need to be touched, the primary suite feels like a retreat. Not "good enough." Actually done.

Neither standard is wrong. But they are very different, and the market prices them accordingly. When you're clear on which version you're expecting, you stop wasting time touring homes that were never going to work for you — and you stop being disappointed by ones that would have been perfectly lovely with a different set of expectations.

The Cost of "Exactly As Is"

Here's the honest truth: the closer you are to the "I'd move in without changing a thing" end of the range, the more you're going to pay — and the more patient you may need to be. Truly turnkey homes, especially at higher price points, are priced to reflect that. Sellers know what they have, and they know in this market the demand will follow. Even in a market where buyers have more choices than they did a few years ago, the homes that show beautifully and require nothing still move quickly and command strong offers.

That's not a reason to lower your standard. It's just important to go in with eyes open. If your bar is high, make sure your budget aligns with your vision and your timelines can accommodate the time it can take to find the right one.

The 80% Rule

This is something I talk about with many buyers I work with, regardless of budget or preference, and it tends to resonate. It’s unusual to find a home that checks every single box in your head. And honestly, you don't need it to.

What you're looking for is a home where roughly 80% genuinely works for you: the location, the layout, the size, the overall feel. The next 10% is made up of things you can improve over time, and the last 10% are simply things you can live with. Think of it this way: a guest bathroom you'd eventually update, or kitchen cabinets that aren't quite the finish you envisioned, those live in that middle 10%. Paintable, replaceable, and fixable with time and budget. The last 10% looks more like a yard that's configured differently than you imagined. Maybe you pictured a large backyard but found a home with a smaller one paired with a generous fenced front yard that gives you the outdoor space you were really after. A different configuration from the one you pictured, but one that still delivers what you actually needed.

What you don't want to compromise on is the structural stuff — the things that are expensive or impossible to fix. Location. Layout. Light. Those matters deeply, and no amount of renovation changes them.

So, What's Your Standard?

Before you look at one more Zillow home search alert, I'd encourage you to actually sit with this question. “What matters most to you at this moment in your next home?” Instead of making a long wish list, think more about your “whys”. Why do you want the things you want in a home? How are you going to live in that home on a daily basis? What neighborhoods might support your work, kid, or hobby commute? Do you have the time and desire to take on a renovation, or are you more in the “move-in-ready” camp? There are no wrong answers, just knowing what works best for you is a great first step.

Once you know the answers — even if they shift along the way — the search gets a lot more focused, a lot more efficient, and honestly, a lot more fun.
